ORIGINAL HOME OF YELLOWGLEN WINERY FOR SALE

The original home of Yellowglen Winery located in Smythesdale near Ballarat is now for sale as a rural residential development site with a multiplicity of other uses.

Champagne-loving Ian Holm planted the original vines on the fertile site in 1971, using 21 varieties of grapes. He named the vineyard Yellowglen – a tribute to the abandoned Yellow Glen gold mine which had been established on the property in 1858. The site also boasts a picturesque lake, being a focal point of the site – thus the name of the estate: Lake Yellowglen.

A new era for Lake Yellowglen is looming; and if other regional Victorian development projects are anything to go by, we can expect something exciting and unique on this 91 hectare site.

With the right entrepreneurial vision, an astute investor could develop Lake Yellowglen into a distinctive tourism destination (STA).

What could we be set to see? This secluded, serene location lends itself to encompassing health and wellness retreat elements; an extravagant day spa or wellness manor; a paddock to plate hospitality destination showcasing local western produce; a winery and cellar door; or rolling any of the above together to create something unique combining fine dining, art, luxury accommodation and of course, vineyards.

Zoned Low Density Residential, the option to develop this large parcel into a rural residential estate would provide future locals with all of the benefits of nearby Ballarat and the Ballarat West Growth Area amenity, but with the luxury of spacious 2000sqm-plus lots with a relaxed feel in a natural setting. “With no land availability like this in Ballarat, the large lot sizes proposed at Lake Yellowglen will appeal to those second home buyers looking for a prime location and more space to build accordingly” – Peter Vassallo, Oliver Hume.

Whatever the future of this site is – it’s sure to be something special.

Lake Yellowglen is being marketed for sale by way of Expressions of Interest, closing 2 November 2017 at 4pm EAST.
