Iin the following is an explaination of the leasing option to buy arrangement that we would be trying to achieve for this particular parcel of land.
PROPERTY FOR LEASE/OPTION TO BUY - 105 BROOKVILLE DRIVE CRAIGIEBURN 3064 - Area 127,116m2 (12.7ha) -31 acres
The property owners require a lease/option sale agreement for the above property.
The asking lease per square metre of land is $10 per square metre per annum. Plus GST.
This works out to - $10m2 x 127116m2 = $1,271,116.00 plus GST. With yearly increments of 5%.
This lease is paid in advance due at the start of each quarter yearly period. So four advance payments per quarter per year.
The strike price for the property in two years is $110 per square metres. This values the property at $13982760.00 ( less the lease amount paid each year paid)
After the two years the value of the property will be at market value or the strike price whichever is the higher value of the land.
Alternatively the lease can be extended to 5 years with the strike price to be valued at the current market value at the time of sale.
Less the lease payments already made.
