The construction of a light-filled, contemporary and sustainable building that will house office, co-working, retail and social spaces is about to get underway in Abbotsford.

Named The Office Project and situated on the corner of Thompson and Nelson Streets, the seven-storey project aims to meet the needs of a modern, post-COVID workforce with a design that facilitates socialisation, collaboration and innovation.

“The way people work and live is changing; many people don’t work nine to five anymore and many people don’t work – or want to work – in a traditional office environment. We’ve observed people wanting to have flexibility in their day. They might spend some time in their workspace, then do some planning on the rooftop, then meet over lunch at the brewery or café,” says Mario LoGiudice, Director of property developer Banco Group, who is delivering the project under a joint venture with Bernardi Property Group.

The Office Project invites investors to grow their business at their own pace by buying an office space that suits their current needs and scaling up in the coworking space. 

There will be 36 strata titled boutique office suites ranging in size from 24-270sqm with flexibility for larger spaces, a ground floor coworking space, a retail hub, activated rooftops with views to the north and east, and private terraces. 

Standout features designed especially for a post-COVID working world include touchless technology enabling people to safely journey from the entranceway to their workspaces, ample bike, motorbike and car parking and end of trip facilities, and a coworking space where meeting rooms and desks can be booked. An onsite café, bar, gym and bike shop are also in the mix.

Smart and sustainable solutions include water efficient fittings, fixtures and appliances, rooftop solar, a rainwater tank connected to the toilets and irrigation, high-performance energy efficient glazing and building fabric and an electric vehicle charging station.

The Office Project is located on the threshold of Abbotsford’s industrial and residential precincts. It neighbours a small pocket of single-fronted, single storey Victorian worker’s cottages and is across the road from the iconic CUB brewery site. 

Parks, riverside walks and a vibrant bar, cafe and restaurant scene, with the convenience of the city just a short tram or bike ride away.
