New South Wales

DOUBLE BAY
The retail component of the Cosmopolitan Centre Double Bay, in Sydney's eastern suburbs, has been traded from the Stamford Group to Sydney developer, Eduard Litver, for just under $40 million.

Mr Litver plans to rejuvenate the centre into a world-class venue, "I believe we are at a pivotal juncture in the resurgence of Double Bay and I look forward to working closely with the local council and the centre's long-term tenants to give this icon the thoughtful transformation it deserves," Mr Litver said.

Savills Retail Investments' Steven Lerche handled the sale.

MARRICKVILLE
A 2,329sqm mixed-use site in Marrickville, Sydney, has been sold to a Vietnamese investor for just over $14 million.

The site, at 35-41 Addison Rd and 53-55 Philpott St, was sold with concept plans for the development for eight townhouses, 35 apartments and some retail space equivalent to 3,931sqm in gross floor area. Despite this, the new owner has plans to develop student accommodation on the site.

Colliers International's Harry Bui and Steam Leung managed the auction of the property.

KENMORE HILLS
A 2,072sqm landholding at 82 Brookfield Road, Kenmore Hills, in Brisbane, has been sold for just over $1 million to Maccorp Developers.

The local Queensland group plan to construct a purpose-built 91-space childcare centre.

JLL's Andrew Havig and Sam Byrne sold the property via an expression of interest campaign on behalf of a private seller.

SAMFORD VILLAGE
A 5.59 Ha plot of land at 18 Camp Mountain Rd, Samford Village, has been sold for $8.6 million.

The site was sold with a lapsed, but previously approved, permit for 106 individual living units.

Savills’ Gregory Woods and Robert Dunne handled the sale.

 

Victoria

CAMBERWELL
A development potential site in Camberwell has been has sold for more than $17 million to the Melbourne based development company, Melegant Group. The site covers 4,433sqm over three titles that form an ‘L’ shaped site with views of the CBD skyline.

“Being offered for the first time in more than 50 years, this was a generational opportunity to secure a substantial and imposing land holding which will rarely be repeated,” Bryson Cameron of Collier’s International said.

Colliers International’s Hamish Burgess, Bryson Cameron and Peter Bremner, in conjunction with Woodards’ Caroline Hammill and Maria Xu managed the sale.

BULLEEN
A permit approved corner block at 29-31 Manningham Road in Bulleen has recently sold for $3.225 million to a local developer.

The site holds approved permits for eight high quality 3 & 4 bedroom townhouses across its sizeable 1,239sqm land area.

CBRE Melbourne’s Chao Zhang and David Minty sold the property at auction.

TEMPLESTOWE LOWER
A cleared site at 234 Manningham Road in Templestowe Lower has sold recently for an undisclosed amount local developer.

The 661sqm parcel is suited to a multi-terrace townhouse development and holds many family-oriented amenities in close proximity.

Jason Kounnas of Hudson Bond managed the sale.

BALACLAVA
A private, local developer has secured a 2,318sqm land site encompassing properties 285- 287 Inkerman Street and 3, 5, 7 and 7A Nelson Street in Balaclava.

The site retains short term annual rental income, with an older-style residence and five terrace houses on the property. The price was confidential but sources indicate it was around $9.5 million.

Knight Frank's Stephen Kelly, Danny Clark and Yvonne Zhou handled the sale.

BENTLEIGH
A commercial property in Bentleigh has been sold to a local Melbourne developer for $9.75 million; the first time it has been available for sale in 30 years.

The site was sold with approved permits for a seven-level mix-used development with 52 apartments and two ground-floor retail spaces.

CBRE's Mark Wizel, Julian White and Nathan Mufale managed the deal.
